In Montreal and Quebec | Residential sales and prices rise

(Montreal) The Professional Association of Real Estate Brokers of Quebec indicates that property sales in the Montreal region jumped 43.8% in October compared to the same month last year.

The association says residential sales in the Montreal census metropolitan area (CMA) totaled 3,824 units for the month, up from 2,659 units in October 2023.

The median price of all housing types increased year over year, including an 8.1% increase in the price of a single-family home to $589,000 last month.

The median price of a plex increased 7.1% to $789,500 and the median price of a condominium increased 6.2% to $414,250.

There were 6,258 new registrations in the Montreal region last month, up 10.7% from the previous year.

Active listings for October increased 8% from the previous year to 18,201.

An increase of 23% in the Quebec region

In the Quebec region, residential sales last month were up 23% year over year, to 894 units.

There was also an increase in the median price of all types of housing, including respective increases of 16% for single-family homes ($405,000) and plexes ($445,000).

The median price of a condominium increased by 8% to $269,500.

There were 1,163 new registrations in the Quebec census metropolitan area (CMA) last month, up 13% from the previous year.

Active listings for October were down 20% from the previous year to 2,358.
