Towards a recovery in the real estate market in Lyon? According to the barometer bringing together exclusively data from independents carried out by the real estate company, with a panel of 8,500 agencies spread across , the sales prices of old housing date back to the fourth quarter of 2024 in the city, particularly in several districts.

Quicker to buy in Lyon than in or

Prices are picking up in France’s third largest city. At the national level, the average price per m2 reached €4,418, down 3% whilein Lyon, they go back. They are up 2% in the third quarter of 2024, placing the city above 5,000 euros per m2 (€5,081). Lyon is the third most expensive city in France behind Paris (€10,830/m2) and (€5,202/m2).

The evolution of the deadlines for signing sales agreements does not change in Lyon from one quarter to the next. It is 104 days, much faster than in Paris (125 days) and Toulouse well ahead at 140 days. In France, the average delay is 125 days. Lyon buyers and buyers are therefore moving more quickly, a sign of a particularly tense market where decision-making must be rapid.

Prices are rising sharply again in the 3rd and 6th

Depending on the districts, the evolution of prices is very contrasting. Two districts experience total stability in purchase prices: the 5th and 8th arrondissements. Three districts recorded declines, the 1st (Hôtel de ville/Terreaux, Pentes de la -Rousse, etc.), the 4th (Croix-Rousse, Hénon, etc.) and the 9th arrondissement (Vaise, La Duchère, Point du Jour, etc.).

The biggest drop, of around 6%, is recorded in the 9th arrondissement, followed by the 1st (-2%) and the 4th (-1%).

In four districts, the opposite trend is reported in this study published in October. There The largest increase is noted in the most populous district of Lyon, the 3rd (+8%).then in the most expensive which is the 6th (+6%). In the 2nd (+2%) and the very popular 7th (+1%), the increase is more measured.

Real estate in the Rhône slightly dynamic

Across the region, Rhône and Ain are the only departments to experience price increases, respectively +2% and +1%. All the others, from Savoie, to the , Haute-Loire, Isère and Drôme are recording price drops.

In the Rhône, several municipalities have a dynamic market. Belleville (+8%) and Brignais (+6%) in particular.

The evolution of prices per m² of properties with a DPE F or G experienced an increase in Lyon (+1%) to €5,093 per m2. As a reminder, G-rated accommodation can no longer be rented from 2025; housing classified F from 2028; housing classified E from 2034, recalls the Ministry of Ecology.
