A new neighborhood sees the light of day in Rots, west of Caen (Calvados). The Orée d’Ardennes ZAC will accommodate a total of 270 new housing units by 2029. Explanations.
First residents expected in summer 2025
The real estate developer Édifidès is investing massively in Rots, where it has acquired several plots of land from the municipality, in the concerted development zone (ZAC) known as l’Orée d’Ardennes.
Work on the first phase of development began in May 2023, with the development of land, roads and networks. Then the builders will begin their work.
The land could be made available to them this summerwhich should allow the first inhabitants to settle in a year later.
This large-scale operation will offer “ new housing and public facilities, while displaying strong ambitions in terms of the environment and landscaping,” explains Julien Vialia, in charge of the file at Édifidès.
Building land from 99,000 euros
Phase 1A of the project includes the construction of building land, the hamlet of Ardennes, the crèche and the pump track. Phase 1B and 2 includes other building plots, macro lots and social housing, planned for 2026.
Out of 13 hectares, 1.7 hectares are dedicated to green spaces, walking areas, recreational areas, green connections. In October 2023, we inaugurated the planting of the first tree on the ZAC.
Marketing has already started, with 20 individual houses of 3 to 4 rooms and 14 apartments (T2 and T3).
The price of 2-room apartments is 169,000 euros, 3-room apartments 209,900 euros and 4-room apartments 283,500 euros. And 44 building plots were put up for sale starting at 99,000 euros.
Nursery with 30 cradles and pump track
There crèche with 30 cradles and pump track are projects carried by the town hall. The building permit was submitted on February 16 and included in the 2024 budget.
The pump track – a loop track, made up of bumps and banked turns, used by mountain bikes or BMX bikes – will be located behind the crèche.
The project provides two levels of slopes adapted to age with a length of 90 meters of sliding.
The main street will be named “rue du 46ᵉ Royal Marine Commando” and will be inaugurated as part of the ceremonies for the 80th anniversary of the Landing in Rots.
