Living in Rouen, Caen or in La Manche: prices, advice and real estate trends in Normandy
These last few months have seen the Caen market harden considerably. This is the observation made by Corinne Barré, manager of Barré Immobilier: “The market is blocked!” On the one hand, sellers are not ready to lower their prices. On the other hand, buyers are not monitored by the banks. As for those who need to rent, they are faced with a severe lack of property…” In an inflationary context, the Calvados prefecture is therefore not immune to the national trend. “The department recorded a 17% decline in the number of sales,” says Tony Hamon, president of the Fnaim chamber in Normandy.
According to a study published by the specialized platform Bien’Ici, the average price displayed at the end of 2023 was up slightly, particularly for small areas. The studios, 2-room and 3-room apartments, in fact, did well. In December, a studio was priced on average at €3,930/m2. T2, T3 and T4 oscillated between 3,100 and 3,300 €/m2. Only large T5 apartments have declined since the second quarter of 2023.
