Yet another good reason to come and settle in Grenoble. A study published by LocService.fr presents the Real estate market figures in April 2024.
The data shows that prices in the capital of the Alps have become attractive compared to the amounts displayed in other cities in the Auvergne-Rhône-Alpes region.
Rent prices are stagnating
In a city where 61% of residents are renters, this is good news. In 2024, the average rent including charges in Grenoble is €635 for 40.1 m² on average, i.e. €15.84/m².
Last year, we recorded an average of €15.67/m², which represents virtual stagnation (+1.1%, less than inflation) while over the same period, the province as a whole increases on average by 4.8%.
The city of Grenoble remains at intermediate rent levels compared to other large cities in the Auvergne-Rhône-Alpes region. The average rent per square meter in Grenoble remains higher than the provincial average (€14.33/m²).
Small apartments for rent
In Grenoble, the rental market largely favors small housingstudios and T1s, which represent 46% of rentals made over the last 12 months.
Figures which can be explained by the very significant presence of students (64,000) in the area. The Eaux-Claires, Libération and Hyper-Centre districts are popular with tenants.
It seems quite easy to find accommodation to rent in Grenoble. The rental tension score, calculated by LocService.fr, is only 0.9 (with no increase compared to last year), while for comparison that of Lyon is 9.1 and that of Paris is 7.18. Across the province, it averages 3.26. This low market tension makes it possible to contain the evolution of rents at a level below the national average.
For tenants who signed a lease in the last 12 months in Grenoble, only 32% were already living in Grenoble.
