In what municipalities are the rents the most affordable? The Ministry of Housing provides online interactive cards since 2018 to identify average prices in each commune in France, the data was updated on December 31, 2024. What is the average level of rents?
The value used is the reference rent in euros per square meter, so we are talking about rental goods. The average Loyen in France is € 13.6 / m². More specifically € 15.3 / m² for a house and € 11.9 / m² for an apartment.
The data presented in the rent maps is calculated from announcements published on platforms offering rental real estate. Only uncomfortable rentals are taken into account.
The average rent for a house for rent
For a rental house, the highest average price in Aveyron is in the agglomeration of Rodez: Sébazac-Concourès is the municipality where the prices are the highest with € 9.7 / m². Just in front of Millau and Luc-la-Prrimaube with € 9.4 / m², One-le-Château with € 9.1 / m² and Rodez with € 9.0 / m².
Baraqueville and Millau are also high in the ranking with € 9.2 and € 9.4 / m² respectively. By way of comparison, the prices are the lowest in the sectors of Curan rooms (€ 6.6 / m²), Laguiole (€ 6.8 / m²) and Decazeville (€ 7.2 / m²). Villefranche-de-Rouergue and the Sud-Aveyron offer an in-between with average rents around € 7.8 / m².

It amounts to € 10.7 / m² in Onet-le-Château, € 10.5 / m² in Olemps, € 10.4 / m² in Sébazac-Concourès, € 10.2 / m² in Rodez, 10.0 € / m² in Millau or € 9.0 / m² in Saint-Affrique
Prices that still remain lower than in neighboring departments, since they go up to € 11.8 / m² in Albi (Tarn), € 10.4 / m² in Cahors (Lot), € 11.0 / m² in Montauban (Tarn-et-Garonne) or € 13.6 / m² in Toulouse (Haute-Garonne).

A way to compare territories
The Ministry of Housing specifies that these cards are not comparable with cards from previous years, because the number of real estate advertisements selected to establish data has increased sharply. However, they remain useful for comparing prices according to the territories.
Note also that several characteristics of the accommodation are not taken into account, in particular energy performance or orientation, criteria which can influence the amount of rents.
