Between the owners of the Grand Gaillon residence et Square Habitatthe divorce is finalized. The union council, which represents the 161 owners, criticizes the co-ownership manager based in Vernon son inaction.

More broadly, “for several months, the co-ownership has felt neglected by the trustee and communication with the managers has become impossible”, believe the members of the council before listing a few examples which, according to them, illustrate the shortcomings of Square Habitat.
The list of grievances
They mention fixed charges that are difficult to understand: “Regarding gas and water, the distribution does not seem consistent with consumption,” says one of the owners.
However, “individualized counters have been put in place. But I still pay as much as my neighbor even though I am only here six months a year,” notes Didier Sireude.
The co-owners also point out the lack of monitoring of water damage files. “They let things drag on and in the meantime, our properties are deteriorating.”
Concerning heating:
“The co-ownership contract expired on June 30, 2024. We had to negotiate and sign the contract ourselves because the trustee did not convene the general meeting within the allotted time despite our reminders”

Daniel Queval also mentions errors during the work: “Recently we launched the project of installing video surveillance on the residence to control comings and goings and avoid intrusions. The order placed with the service provider was not the correct one and the calls for funds were not those that we had voted for…”
Five different referents in five years
In addition to these failures in day-to-day management, the union council believes that Square Habitat does not handle long-term files. “The trustee did not warn us of the progress of the district heating project in Gaillon. We managed on our own to obtain the information and then to represent the co-ownership during meetings with the Agglo. However, it is a project that would allow us to reduce heating and hot water costs for all residents of the residence! », indignant Didier Sireude.
For all these reasons, the co-owners have decided to part ways with the Square Habitat agency in Vernon soon. “Over the last five years, we have had five different referents for our residence. This caused monitoring difficulties.”
Next general meeting under tension
But the transition to another co-ownership manager promises to be complicated.
“Square Habitat is dragging things out and, to date, has not sent us the general ledger. And we still don’t have a budget drawn up for 2025 because they refuse to come to the preparatory meetings”
They hope that the manager linked to Crédit Agricole will bring this document for the next general meeting scheduled for January 28, 2025.
“If we do not have it, we will have to launch an expertise on the accounts of the Residence. This will cost us at least 8,000 euros,” fear the representatives of the co-owners who, if this hypothesis is confirmed, plan to launch legal recourse against Square Habitat.
