Abandoned for years, the Cazemajou sector, in the heart of the OIN Euroméditerranée in Marseille (Bouches-du-Rhône), is in full transformation under the leadership of the architecture and town planning agencies Anyoji-Beltrando ( agent) and TDSO. By 2028, the Aix-based developer Villenova and the social landlord Erilia should build three buildings (7,714 m2 SP) housing 117 housing units, including 30 social ones (design: Polyptyque) on a 3,000 m2 block (Caz 07) . On the neighboring tenement of 9,000 m2 (Caz 04), Nexity and the social landlord 1001 Vies Habitat will have already delivered, between the fourth quarter of 2026 and the first quarter of 2027, four buildings (8,991 m2 SP) with 130 housing units, including 36 social and 48 intermediaries (design: Buzzo-Spinelli/Hardel Le Bihan). Thanks to the reservation of 19 vacant homes at an average price of 3,726 euros/m2 (parking included and 5.5% VAT), Nexity can kick off construction.

Its program will adjoin land of 4,223 m2 (Caz 03) for which the public development establishment Euroméditerranée (EPAEM) has relaunched, after the abandonment of BNP Paribas Immobilier, a call for projects from promoters-social landlords-investors -designers in order to build housing there, 25% of which is social, combined with non-commercial activities. The winner will be chosen in June 2025. There is still one prize to be awarded.

Metro, tram, college… All Mediterranean-inspired architecture and built with biosourced materials around the heart of an open block in the open ground, these buildings will make up a new village core organized around the future Place des Libertés designed by Stoa landscapers at the same time. as the other public spaces of this 12 ha subset of the ZAC Littorale (53 ha). First-time property buyers, as well as the expected working and middle classes, will also benefit from the existing metro line and a tram line expected in early 2026.
