The place brings back memories to many Cherbourg residents.

L’former Charcot collegeregistered in the General Inventory of cultural heritage of the Region, located in the center of the city of Cherbourg (Manche), at the foot of the Trinity Basilicanear the Napoleon gardensmust now have a new look.

A project received unanimous support

No more classroomsplace at housing. The municipal council approved, on the evening of Wednesday December 18, 2024the choice of project leader pour transform the old building in residential accommodation.

It was the candidate Kaufman & Broad who selected the attention of the jury. It had to stand out from the ten other projects submitted. “We hadmany proposals », recalls Benoit Arrivé, the maire from Cherbourg-en-Cotentin.

And some even gave ideas for other projects.

Catherine Gentile, deputy mayor of Cherbourg-Octeville

Since May 27, date of the publication of specificationsof the call for projects, and until September 27deadline for receipt of application files the land and development service of the City of Cherbourg-en-Cotentin received 24 requests for access to the file of annexed documents, organized 47 visits and therefore received 10 application files.

To decide between them, and for the first time, it is a jury made up of 11 members including opposition representatives et two citizens members of the “Heart of the City” local workshopwho selected the project.

“We must welcome this participatory approach,” underlines Ralph Lejamtel, elected official in charge of housing. The choice seems to have been rather obvious since the winner, Kaufman & Broad, wins “unanimously” specifies the mayor of the city.

36 accommodations from T1 to T4

Everyone was therefore seduced by rehabilitation of the old college with the creating an extension representing a floor area of 2,039 m2 and including 36 freely accessible housing units ranging from T1 to T4.

The project includes the development of T1 and T2 to meet the housing demand of young professionals.

It also responds to three conditionsof the call for tenders: the development of housing, the reopening of the passage which can restore access to the rue Tour-Carréeand the purchase of real estate for 1 million euros. Kaufman & Broad even offers the sum of 1.1 million net seller for the real estate complex .

Other arguments were attractive.

The housing is also modular and scalable and really responds to a reflection on the evolution of housing. In building A for example, on the first floor, the ceiling height of 5 meters can allow the development of duplexes. There is also a sale to the investor possible and the Normandy system should be able to allow rentals at reasonable rates. Finally, there are proposals for a common space and even a proposal to rent a small accommodation, for the benefit of the co-ownership, in a building located in the courtyard, and which could reduce costs.

The council therefore validated, on Wednesday, December 18, the choice of the project leader, and approved the sale of the property. It is now necessary to refine the design phasebefore the filing of the building permit.
