With the retirement of Bruno Lodé et Anne-Marie Vassalthe managers of the municipal campsite, the commune of Machecoul-Saint-Meme (-Atlantique) had considered renewing the public service delegation (DSP) from 1is January 2025.

“We were surprised to see people arriving with the desire to buy the campsite, rather than committing to a public service delegation,” explained the mayor, Laurent Robinduring the municipal council meeting of November 14, 2024.

In this context, this new perspective was studied and elected officials reflected more broadly on this transfer hypothesis.

A Domaine estimate was requested in addition to an opinion from a real estate agency specializing in the sale of tourist accommodation.

This opinion estimates the value of campsite La Rabine at €393,000 with a margin of appreciation of 20%.

After publishing an ad, 21 contacts were taken by project leaders, six of them carried out a site visit.

Two projects presented to the municipal council

During the municipal council, the mayor presented two projects, in particular that of a tourism player in Saint-Philbert, but the latter assured our colleagues of Ocean Press that he had never officially been a candidate for this takeover.

In any case, this is the file prepared by Stephanie et Lionel Jegat which was favored by the planning commission.

This couple, originally from the area, already ran a campsite in Isère, in the Alps, for several years. And he wants to be geographically closer to their families while continuing their profession.

“Mr. and Mrs. Jegat want to be part of the continuity offamily identity of the campsite, with renovation work, more activities, always in the idea of ​​“slow tourism”, underlined Laurent Robin. They made us a proposal to acquire 420 000 €charges comprises. »

The couple plans investments consistent with the configuration of the site, to manage your flooding in particular, with unusual accommodation on stilts and the transfer of the toilet block to the upper part.

Towards a 3-star ranking?

In their project, Stéphanie and Lionel Jegat wish to develop unusual accommodation, welcoming families and hikers.

They will put new services in place: game loan, sheet rental, baby kit loan, bicycle rental with a maintenance workshop, etc.

They will pay particular attention to digital communication and the possibility of reserving a location through their website.

“These future developments will be necessary for us to plan a 3 star rating of the La Rabine campsite, because 90% of overnight stays in campsites are in 3, 4 or 5 star hotels, they specified in their application file. And they would allow us to increase our turnover. If we manage to achieve our objectives and there is demand from our customers, we will consider the possibility of creating pool. »

Opening planned for spring 2025

If the municipality cannot sell this equipment before the end of the DSP, the municipal council still gave a favorable opinion to the transfer of the land (nearly 30,000 m2) and the business for the benefit of Stéphanie and Lionel Jegat , “whose application file meets the needs and ambitions of the municipality in terms of family and natural tourism development”.

With this guarantee, the couple will be able to take steps and consider opening in spring 2025.
