A healthy situation

Around a hundred square meters with 200 to 300 m² of garden, these properties are negotiated between €220,000 and €260,000, depending on their location and their condition among the 475 pavilions in this district.

Those who have a slightly larger budget from €290,000 and up to €320,000 to €330,000 also have a relatively wide choice of houses of around a hundred square meters with a exterior of 800 to 900 m².

In the most sought-after areas like Les Moines and Montjay, and even more so around the pond, prices are higher.

You should therefore count on around €320,000 to €380,000 for a house of more than 100 m² with nice land in the first district and often around €400,000 for a beautiful and large villa in the second.

Apartments are too rare

If house buyers find the property they need in Saint-Quentin-Fallavier quite easily, those looking for an apartment have a much more difficult time.

“Apartments are very rare, barely fifteen are negotiated per year”observes Anthony Tozzoli. It is difficult in this context to know precisely the average selling price, because with the rarity, some buyers have a heavy hand.

In recent times, it is in any case impossible to find an apartment in good condition for less than €3,000 per square meter and prices can rise to €4,000 per square meter for high quality apartments with sought-after equipment, for example. example a terrace and home automation.

This niche market is mainly driven by seniors who want to leave their homes for easier-to-maintain accommodation.

Few families, however, are present and even fewer investors. “These are oriented more towards industrial premises and businesses”, he notes.

This absence directly influences the collective rental market, which is also almost non-existent. On the other hand, it is possible to find some pavilions and houses for rental.

You will then have to pay around €1,100 per month to rent a terraced house, the most common property on the rental market.
