Even without an exhibition center, Malan wants to become an economic center in Aveyron

The community of the Ruthenian conurbation has frozen 6.5 hectares, where the construction of the exhibition center was planned, and is seeing its Malan area structured economically.

In another life, the Salon de l'Habitat which opened its doors yesterday under its marquees planted in Val de Bourran could have been installed towards the south of the Ruthenian conurbation. In this area of Malan where elected officials have long imagined that it could have hosted the exhibition center. A project officially abandoned in September 2022, after long months of delay. Not enough, however, to bury the activity zone itself, which continues to develop, with or without a park. At least for now. If today it gives the impression of a desert area, this is not the case.

“In this vast area, we made the political choice to freeze 6.5 hectares. It will be up to the elected officials of the next mandate to make a choice on what they wish to be done “, poses Vice-President Jean-Philippe Sadoul. The next mandate will stretch from 2026 to 2034, eight years during which the realization of a “structuring tool”.

An area comparable to Cantaranne

Besides this, the area which encompasses Gazet, Malan and Cazals, straddling the communes of Luc-la-Primaube and Olemps, continues its economic development. “It’s a beautiful area, well served and it will develop well,” assures the mayor of Luc-la-Primaube, alongside those responsible for the economic services of the agglomeration, supporting figures. “All put together, this area represents that of Cantaranne in Onet. There are 54 lots for sale. Five have been sold, around ten have options in progress, and we have a lot of requests”we explain. “Ultimately, this is an area that has a potential of 1,500 jobs.”

50 hectares marketed since 2008

And Jean-Philippe Sadoul recalls the search for balance of this “urban area on a human scale ” in this matter. “There has been the development of Estreniol in the north, of Bel-Air where there are currently almost no lots for sale towards Gineste, of Arsac in the east where projects are being implemented. development, and therefore to the south, the Malan area, Gazet Cazals”.

Since 2008, the Agglomeration has marketed nearly 50 hectares, for 24 million euros in revenue and the installation of 140 companies. “And today, the community sees its land reserves becoming poorer. But it must be emphasized, because the subject can be very thorny, there is no wasteland in the agglomeration. In each zone, almost all buildings are occupied”, points out Jean-Philippe Sadoul, while relating “the long time frame in which one must take part in order to see an area of activity emerge. It’s 8 to 10 years.”

No “economic slowdown”

Likewise, the economic service of the Agglomeration did not note any “significant economic slowdown”, in recent times, even observing significant investments, like the company ATS, whose future premises in the Malan area are taking shape. “In connection with 2030, there is an investment of 60 million from companies solely intended for the development of production”.

With areas like ours, which are close to homes, the Ruthenian urban area fits into the expectations of tomorrow, where travel and daily life are made easier. Look, there is a nursery in Malan and from January, an Agglobus line will cross it. explains the vice-president of the agglomeration. “ We are not an island in the middle of nowhere.”concludes Jean-Philippe Sadoul, for whom “ the Agglo and its economic department are a great working tool. A facilitator that allows businesses to grow.”

In short, this area of Malan, close to the site where an exhibition center could have emerged, offers a beautiful exhibition of the dynamics of the territory.
