In the 19th arrondissement, property prices down 5.9%

Of 5.9%, the drop in the sale price of apartments in the 19th arrondissement of remains significant in 2024. Already one of the most affordable in the capital, the district confirms this status: the sale price of apartments there goes down to 7,522 €/m2, and that of houses to 8,930 €/m2. However, there are strong disparities between neighborhoods: if certain neighborhoods, particularly towards the gates, are even less expensive, others, like Buttes-, experience higher prices due to the wealthy clientele that they attract.

The three things to remember about real estate prices in Paris 19th as of November 1, 2024

Few districts can boast such extremes. With average prices, and falling, respectively to 7,660 euros per m² (-12% in two years) and 8,050 euros (-14%) according to MeilleursAgents, the XIXe and 20e arrondissements remain the least expensive areas of the capital. “Since the beginning of 2024, we have been in a stabilization phase, which should last until at least mid-2025,” believes Sophie Neama, director of Barnes Est. The particularity of this sector: behind these averages hide strong amplitudes.

Indeed, in the 19th centuryethe streets surrounding Buttes-Chaumont attract wealthy customers. Rue Botzaris, Sacha Harosch, associate director of Orpi Optimum, sold a family apartment of 89 m², in a Haussmann building with a clear view for 830,000 euros. A good illustration of the drop in prices: two years ago, it would have found a buyer at 880,000 euros. In charming Mouzaïa, houses with gardens remain expensive. Prices have fallen little on these exceptions, often well above 10,000 euros per m². To afford one, you need a budget in excess of a million euros, at least. “I sold one of 180 m² with a garden, for 1.95 million euros, says Sophie Neama. Our absolute, historic record in the 19theamounts to 4.5 million ».

At the other end of the scope, north of the canal, or closer to the gates, prices fall. “We have suffered a sharp decline over the past two years. This allowed first-time buyers to get started,” remarks Brice Rivière, director of ERA Flanders Crimea. A young couple has just taken a large 37 m² studio with balcony and parking on rue Archereau for 273,000 euros, or less than 7,500 euros per m². Up to 3-room apartments, demand is strong. Beyond that, it stalls. “It’s a characteristic of the neighborhood. When clients have more than 500,000 or 600,000 euros in budget, they head towards more popular, less popular areas,” notes Brice Rivière. The same goes for the Rosa Parks district, served by the RER E and close to the ring road. The buildings may date from the 2010s, but prices are not taking off, like this 43 m² with balcony, boulevard Mc Donald, acquired for 315,000 euros. Again at less than 7,500 euros per m².
