How is the real estate market doing in Aude? A city is doing well

L’inflationthe increase in interest rate and thewait-and-see attitude of buyers in this period of economic uncertainty have a lot to do with this trend in real estate sales, described by Aude notaries.

2 330 €/m2 for old apartments

According to statistics 2023-2024 presented, in mid-October, by the chamber of notaries of thehears real estate sales during this past year are characterized by “ a general drop in prices » but also a reduction in “ number of transactions ».

All types of goods combined, the drop in the total volume of transactions reached 19 % at the end of June 2024.

The price per m2 median, for old apartments, is 2 330 €/m2with a drop of 1.2% in one year. For new apartments, the price is 3 630 €/m2 (-1.4% over one year). For houses, prices fell by 3.2% in one year, while those of building land fell by 9.9%.

This trend is found at national level (excluding Île-de- and DROM): annual decline of 3.7% for old apartments and 4.3% for old houses.

Note in Aude, that the Carcassonnais sectorseems more dynamic for the sale of old houses. This is where transactions took place for more than17% of old houses in Aude.

In addition, the prefectural city also seems to be maintaining its sales of old apartments.

Unlike the rest of the department, whose prices fell by 1.2% for this type of property, the trend is upwards in the city. The median price is1 190 €/m2an increase of 4.7% over the year.
