The property tax on buildings does not only affect individuals! Professional premises, such as those of the Saint-André Residencethe retirement home of Saint-Hilaire-de-Chaléons (-Atlantique), in the Pays de Retz, are subject to it. And for the latter, we are not talking about surprise, but about surprises…

The end of an exemption after work

Firstly, on the property tax side. In 2023, the residence had to pay €9,187.

“Fifteen years ago, we made an expansion of 688 m2, when we had a surface area of 3,584 m2,” indicates the director of the establishment, Patricia Faure. The establishment then benefited from a so-called PLS loan with an exemption from tax increases… for 15 years!

End of the game in 2024: the tax has exploded with 16 029 € to pay. “I didn’t expect such a difference,” admits Patricia Faure.

Mobility tax: the bamboozle

But the tax woes of the residence do not stop there this year: “We received, via Urssaf, a call from the new mobility tax, and we really did not see this one coming, we did not receive any information from the urban community on this subject,” regrets Patricia Faure.

The bill is steep, since depending on the payroll: 11 000 € to pay this year!

The director did the calculation: “ 17 000 € additional taxes to pay, this represents €0.74 more per day and per resident, or €22 more. It’s still incredible, when 60% of establishments for dependent elderly people in the country are in deficit…”
