Their neighborhood is still under construction. But their building is indeed finished. Since this summer, 28 families moved into the Floralia residence at La Remission in Voisins-le-Bretonneux (Yvelines). Inaugurated this Saturday, October 12, it is the very first residence under real solidarity lease (BRS) to be delivered in Yvelines.

Prices 40% lower than the market

Ce innovative device allows the middle classes to access property at a reduced price by dissociating land value from that of buildings. Households bought the walls. For its part, the Yvelines Solidarity Land Office (OFS), created at the initiative of the Department, acquired the land. This system made it possible to offer prices 40% lower than the private market.

“We are at 3,300 euros per m2. In the private market, we are at 5,500 euros per m2. “

Marketed at the start of 2022, the 28 family apartments ranging from T1 to T4 quickly found a buyer. Carried out by the developer Arcade Vyv Promotion Ile-de-France, the work was able to be launched quickly.

“We sold all the housing in less than six months,” emphasizes Simon Goudiard. Of the 28 accommodations, we have a lot of families. The average age is 38 years old. »

The residents represent a large diversity of profiles : some are young (25 years old) and others older like this retired couple.

“A unique opportunity”

Dimitar is one of these happy new owners. This 37-year-old man moved in at the beginning of September with his partner in a T4.

“This is the first time we have become an owner. We were renting in Suresnes, we looked for a year and a half in Hauts-de-Seine but we couldn’t findsays this employee who works in the consulting sector in La Défense. The BRS came across us by chance, a real estate agent told us about it. We started looking for BRS programs in Ile-de-France. »

This is how the couple set down their bags in Voisins-le-Bretonneux. “We are happy with the setting, next to Lac de la Sourderie,” confides Dimitar. We feel between countryside and city. »

Camille, 36, arrived last July in a T4 with her two children.

“I lived in HLM (low-income housing) in Guyancourt. I had already inquired, it was not possible for me to buy in the sector. Thanks to BRS, it was a unique opportunity for me to become an owner. This changes my life! »

Thirty residences in project

The delivery of this residence is the first in a long series for the OFS des Yvelines. The land office will proceed with the completion of three other operations by the end of 2024: 20 housing units in November in Viroflay, 15 housing units in Mesnil-Saint-Denis in December and 15 other housing units at La Remission in Voisins-le-Bretonneux, still in December.

And other residences must follow. Thirty BRS projects, representing nearly 600 housing unitsare in progress and must come out of the ground by 2028.
