Maxi has his eye on Saint-Roch

The discount supermarket chain has its sights set on settling in the Dorchester block project, led by developer Trudel.

“We continue to explore new expansion opportunities in Quebec to better meet the needs of our customers with our range of healthy, fresh and competitively priced foods. I confirm to you that the Maxi banner has initiated discussions with Trudel, effectively expressing an interest in establishing itself in the Saint-Roch district,” said Monday in an exchange with The Sun the senior communications manager of Loblaw Companies, Geneviève Poirier.

“Too early,” however, to confirm the details of the project.

Rumors of the arrival of a Maxi store have been circulating in Saint-Roch for several months, with residents of the neighborhood impatient to finally know the name of the banner that will occupy the vast premises reserved for a large-scale grocery store, in the heart of the Dorchester block project.

Of the opinion that Lower Town – Saint-Roch “in particular” – “needs grocer competition”, Trudel dreams of a “volume” food market of 30,000 square feet to complete the service offering for its real estate and commercial project.

In interview at Soleil At the end of September, David Chabot, director of the president’s office at Trudel, expressed “interest from a high-volume grocery chain in setting up in the Dorchester project.”

“Discussions are very advanced with a well-known banner which wishes to open as quickly as possible,” let the real estate company hover in a consultation report filed with the City of Quebec, noting that “this type of business is greatly awaited in the sector for a long time.

To furnish the space of nearly 100,000 square feet crisscrossed by Dorchester, Caron, Sainte-Hélène and Saint-Vallier Est streets, the developer also plans to build 390 housing units, 175 hotel rooms and three businesses. proximity, bordered by nearly 15,000 square feet of park and a public square.

The project, valued at between $200 and $300 million, should be delivered in spring 2027, after two and a half years of construction.

The parking lot is teeming

In recent days, the Dorchester parking lot has been teeming again. Workers were deployed to the large fenced lot, part of which was fenced off, to carry out archaeological excavations.

Trudel has obtained authorizations to complete the last phase of this stage, which began on Monday, confirmed to Soleil the director of the president’s office. Work of the same type also took place in spring 2023.

With the start of its public consultations with a view to changing the zoning of the site, the City of Quebec has still not given its approval to the start of construction of the Dorchester block project. “But winter is approaching and there is still archeology to be done, whether the project is done or not, so we decided to move forward,” explains David Chabot.

Rental of parking spaces will remain possible after the archaeological excavations.

Quebec is planning a first citizen participation session on the requalification of the Dorchester block on October 23.
