In Vannes, Morbihan Habitat maintains its course despite the crisis

Because the demand is there: 3,800 (including 35% internal demand) in Vannes as of September 30. The average rent remains very affordable: €5.30/m² instead of €13.15 on average in the private market. The waiting period varies: at least 18 months for a T1 or a T2, a year for a T3 or a T4.

Current projects

A project should be delivered in December 2024: Les Clos des Ursulines rue de Metz with two houses. Four operations should be completed in 2025: Renaissance boulevard de la Paix (the former CPAM tower) with 36 housing units from T2 to T4 in the lower part and Le Belvédère rue des Frères Texier Lahoulle (former Sainte-Claire clinic) with 17 housing units, from the second trimester; Cité Strasbourg, rue de Strasbourg with 33 emergency accommodation places and a collective medical center, in the third quarter; Les Nymphea and la Vigie, rue Henri Matisse with two accommodations in the fourth quarter. Two programs will see the light of day in the second quarter of 2026: Belle Étoile, rue Édouard Herriot with six housing units and Blue Dock, right bank, with 42 housing units.

Upcoming projects

The Bondon project will include 36 social housing units on Boulevard du Général de Monsabert. The work will be launched in 2025 for a delivery date set at the end of 2026. The “Limoge” project, Allée de Limoges, provides for 74 housing units including 20 social rentals, 54 for ownership via real solidarity lease and a crèche on the ground floor. ground floor. Work will begin in the second half of 2025 for delivery in 2027. The “Tohannic” operation, avenue de Tohannic, will do even better with 86 housing units including 55 social rentals and 31 BRS, the schedule for which has not yet been validated.

“It was the missing link in social housing”

“La Sitelle”, rue du Commandant Charcot, will reach the same level with 43 social rental units, 17 BRS and 25 homes for disabled people. Two more modest projects could see the light of day: six social rental housing units on rue des Frères Crapel and 15 for sale in the future state of completion on the OAP La Rabine (former normal school for young girls on the right bank of the port).

Morbihan Habitat should finally deliver three intermediate rental housing units in the first half of 2025 with a more expensive rent, i.e. €11.81/m². A system likely to be of interest to people who do not have access to the private sector and who earn too much for the social rental stock. “It was the missing link in social housing,” says Hortense le Pape, president of Morbihan Habitat.
