Fewer vacant businesses on Saint-Joseph Boulevard

TRADE. The Côté Mercier data service team has published its annual study on commercial vacancy. Among the road arteries studied, Saint-Joseph Boulevard stands out by having fewer and fewer vacant commercial premises.

Saint-Joseph Boulevard is the only artery included in the Côté Mercier team’s study. It thus represents the Centre-du-Québec region, whose commercial vacancy rate stands at 2.6% this year.

The firm took into account the portion of the boulevard going from rue Saint-Georges to highway 20. This is experiencing a decrease in its vacancy rate, going from 3.6% in 2023 to 2.6% in 2024. Thus, nearly 92% of commercial premises are still occupied and only 2.6% are vacant or for rent.

“When we think about all the characteristics that come into play when the time comes for a merchant to choose a business location on the street, we believe that vacancy above 5-6% can be favorable. to present a certain availability to the various tenants. The opposite is also true when a market has rates of less than 4%,” explains the specialist in research and analysis of real estate data at Côté Mercier data service, Christian-Pierre Côté.

Among the categories of businesses represented on Saint-Joseph Boulevard, retail comes first with 37.3%, followed respectively by offices/professional services (27.6%), catering (17.8%) and automobile industry (14.1%).

The study identifies 8,563 places of business on 63 commercial arteries on the territory of 12 administrative regions across Quebec. It should be noted that the data collection for the study was carried out during the summer of 2024. (WH)
