Amid the general decline in real estate prices in and , the 7th arrondissement of the capital is an exception. Up 3.8% over one year as of November 1, 2024, the price of apartments reached €15,081/m2, the highest in the capital. The corresponding rents are slightly lower than in the 6th, at €36.8/m2. However, prices vary greatly depending on the neighborhood, with up to €17,266/m2 in Saint-Thomas-d'Aquin, compared to €14,113/m2 in Ecole Militaire.

Saint-Thomas d’Aquin, Invalides, Gros-Caillou… In the heart of Paris, the 7the arrondissement retains its place among the most expensive sectors, at an average price of 14,500 euros per m², or even more for the exceptional: quai Anatole-France, upstairs, with a view of the Seine, a magnificent 200-m² has been paid 8 million euros by Americans, or 40,000 euros per m².

« The VIIe remains very popular with foreigners and French people alike, particularly expatriates, who wish to invest on the Left Bank”recalls Nathalie Garcin, of the Emile Garcin agency. This craze “supports high prices”, notes Ludovic Brabant, from Varenne. Cité Vaneau, rue de Varenne, Italian entrepreneurs have just purchased a 212-m² upper floor, in a Haussmann building, to be renovated, for 4.65 million euros, or 22,000 euros per m². More classic properties are being negotiated: avenue de Breteuil, towards Ecole Militaire, a 6-room apartment of 160 m² to be refreshed, in a beautiful stone building, was sold for 2.6 million euros, or 16,000 euros per m².
