The workers are at work. The wooden frame house will be delivered in the second quarter of 2025. With a breathtaking view of the golf course… Saint-Martin-du-Vieux-Bellême (Orne), real estate projects have resumed within the golf area.

In total, eight lots are put up for sale, on a plot of 7,000 m2. Collective housing is also in the works.

It is an architect's house which is taking shape little by little. With a flat green roof. “The flat roof is the only constraint in the specifications”, specifies André Truyensmanager of co-properties and real estate developer from the very beginning in the domain.

We have been working on this marketing for three years, but administrative procedures have lengthened the deadlines and potential candidates have become bored. But, finally, the first house comes out of the ground.

Opulent villas

Seven other plots – from 600 to 700 m2 each and all serviced – are for sale. Beautiful villas expected for a beautiful plot of land… Here, at the golf course, the setting has a price.

Waiting for the hotel-restaurant to take over

But if André Truyens is cautious, it is because he is also waiting to see when the hotel-restaurant – closed since November 2023 – will reopen its doors. The company that manages it has, in fact, been placed in liquidation.

The promoter hopes for a buyer and quickly. THE Country Club is made up of 30 rooms and seminar rooms.

The hotel-restaurant is the heart, the life of the golf area. His conductor!

He remembers the beginnings, he who arrived here 35 years ago. “I saw everything built,” smiles the historic shareholder.

The golf course is an area of ​​one hundred hectares. “The golf course was set up at the initiative of the single-purpose intercommunal union of Bellême. With the aim of attracting investors. »

This was the case, with the construction of the hotel-restaurant in 1991 and then the village below.

Four residences, in co-ownerships, quickly emerged from the ground, between 1991 and 2012. That is, in total, 80 apartments. “This represents 150 rooms for an overall capacity of around 300 beds. »

Apartments all sold and offered for rental, “at night, as a stopover, or for tourist stays”. With an omnipresent Parisian clientele.

In the golf world, although life has slowed down, it has not stopped. Designed as a tourist asset for the region, the site continues to attract investors. Eager to own a little corner of Perche, at the foot of the green…
