It’s the bad news that arrives every year at the end of the holidays: property taxes. The property tax notices arrived in your mailboxes or email boxes a few days ago (from Wednesday August 28).
After a record year in 2023, this year again Property tax increases everywhere, by 3.9%. An increase due to the revaluation of cadastral rental values. This increase represents the level of theoretical annual rent that the property concerned could produce if it were rented under normal conditions. The cadastral rental values are revalued each year by means of a flat-rate coefficient which takes into account the consumer price index (CPHI) published by INSEEThe household waste collection tax is impacted in the same way.
No increase in Toulouse
On the other hand, for the part reserved for communities (called applicable rates), the municipalities of the Toulouse basin have not touched their rate. Starting with Toulouse. 0%, as well as Albi or Montauban. It must be said that in the pink city the rate was already among the highest in France. It ranks in eighth place with a rate of 34.75%. This is a lot if we compare it to 24.97 in Montauban for example.
Down in Castres
One city even dares to lower it: Castres. The Tarn sub-prefecture displays minus 1%. It is one of the very few French cities to make this choice. But don’t think that the cities of the Toulouse basin treat taxpayers particularly well. This is really a national trend. The norm this year 2024, while households have suffered from rising prices. After an explosion last year with more than 9,000 municipalities on the rise and an average increase of 12%, this year, we are barely at 2.5% on the national level and 81% of municipalities which choose, like Toulouse, not to increase rates.
As for the CFE (business property tax), business property taxit does not move at all in the cities around Toulouse. The communities have also taken into account the difficulties of companies linked to the increase in raw materials in particular.
