Exercising all real estate professions since 1966, Benedic provides his analysis of the transaction and rental markets for the year 2024 for the whole of Moselle.
First observation, with regard to transactions, the year ended better than it started, taking into account the positive evolution (for the borrower) of rates. Benedic notes “an increase of 7.12% in the number of potential buyers in the 3rd quarter of 2024 (7.12%) compared to the same period last year, across the entire Moselle region”.
Metz remains the most attractive sector in the region, therefore bringing its prices per m² to fairly high levels. Thus, apartments there have an average price of €2,506 per m² while houses stand at €2,498 per m². The average budget is €186,496 for an apartment of 74m² and around €351,206 for a house of 141m².
In the north of the department, the price per m2 is €1,938 (apartments) and €2,000 for houses. “If Moselle Nord has attractive prices, Thionville particularly stands out. Very popular, the city offers prices per m² close to those charged in Metz for apartments, i.e. around €2,348. On the other hand, houses reach €2,656 per m², or 6% more than comparable properties in Metz! », Specifies Thierry Benedic, president of the group.
Unsurprisingly, prices are lighter in Moselle Est with a m2 billed at €1,370 and €1,286 respectively.
More room for negotiation
Benedic notes a downward price negotiation of 6%, on average, for apartments and 4.6% for houses in Metz, while we are more on 5.5% for houses and 1.5% for apartments in Moselle East. It is in Moselle Nord that negotiations are strongest with approximately 6.85% for apartments and 5.5% for houses.
Rental tensions
When rental rhymes with high tensions. The prize goes to Strasbourg (where Benedic is also active) where an apartment is rented in 2 weeks on average. Metz arrives shortly after since it only takes 16 days to rent an apartment. The deadline is a little longer for a house: around 43 days. In Moselle Nord, an apartment finds its tenant in 19 days, while Moselle Est takes 28 days.
“It is in Moselle East that we find the best surface area-price ratio (excluding charges) since you have to pay €544 for an apartment of around 69m², or €7.88/m². Then comes Metz which offers houses at 10 €/m² on average, allowing you to display an average surface area of 127 m² for 1,271€. As for Metz apartments, we tend to be around €10.83 per m². Tenants therefore benefit from a property of approximately 48m² for €572. In Moselle Nord, the price of apartments is 10€/m² on average, or 653€ for a property of 63 m²,” specifies the group.
“Regarding 2 and 3 room apartments, particularly popular on the rental market, the price per m² can reach up to €15, provided that the accommodation is in perfect condition. So, it is not uncommon for this type of property to be more expensive in Thionville than in the center of Metz! », specifies Thierry Benedic.
Pour 2025 ?
Looking ahead to the end of 2024, the first quarter of 2025 promises to be marked by relative dynamism, driven by the stabilization of credit rates around 3.3%.
However, government uncertainty and its possible impacts on regulations remain a significant risk factor, likely to slow down this momentum and introduce new turbulence into the real estate market. “If the time is for optimism, I will be careful not to get ahead of myself for the year to come”, confides the President of Benedic “however, even if the transaction market has suffered turbulence, the Moselle was relatively spared compared to the crisis experienced in other French territories. I firmly believe in the strength of our region.”
As far as the Benedic group is concerned, 2025 promises to be a strategic year, with multiple ambitious projects, in particular the major rehabilitation works at the Bon Secours hospital.
