The Federation of Notaries (Fednot) analyzed the real estate market within a radius of 200 meters around the final route of the (always future) tram and compared it to that of the rest of the City of Liège.
The increase in median prices over the last five years has been fairly equivalent between apartments located 200 meters from the tram route (+16.79%) and those located further away from this perimeter (+17.78% ). On the other hand, for houses, the difference is much more pronounced: in five years, the value of houses located less than 200m from the tram route has increased by 39.44% while the value for the rest of the houses purchased in the area city of Liège, over the last five years, has increased “only” by 23.33%.
«We see that the market share for houses also declined sharply during this period », Indicates Jonathan Kaboré, notary and spokesperson for notaire.be. “ This means that since 2019 far fewer homes have been sold in this area. Scarcity therefore had an effect on prices which increased considerably. For apartments, the market remained fairly stable with an almost identical number of properties sold from one year to the next. »
