Rent increases pause in August

The new rental properties saw their prices fall back to the level of last April. The annual variation, however, stands at a 4.2% increase.

The price of new attractive rental properties in Switzerland eased somewhat in August, falling back to their level of last April. However, the increase over the year remains significant.

The Homegate rental index calculated by the real estate platform in collaboration with the Zurich Cantonal Bank (ZKB) has thus eroded by 0.8 points over a month and stands at 127.9%. Over a year, this indicator shows an increase of 4.2%.

Among the rare exceptions to the August lull, the cantons of Grisons (+1.3% over one month) and Zug (+0.3%) are also those experiencing the sharpest increases over one year, by more than 11% in both cases. The largest decreases compared to July were observed in Ticino (-1.7%), Obwalden (-1.3%), as well as in the cantons of Neuchâtel and Jura (-1.2%).

Most urban centres also benefited from an improvement, with the notable exception of Zurich (+0.7%). The declines remained anecdotal in Geneva or Lausanne (-0.1%), more marked in Bern and St. Gallen (-1.2%).
