Property prices in Montpellier have fallen over the past year. They have now reached 4,090 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Real estate prices in Montpellier have fallen over the past year. The average price has now reached 4,090 euros per m² in September (prices displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over the past month, prices have increased by 0.1% and over the past year they have decreased by 5.8%.

On the rental side, prices are down this month. Thus, the average price of a rental comes to 18.5 euros per m2. For a studio, it will cost an average of 532 euros per month and for a 3-room apartment 950 euros.

The population is also growing. According to INSEE figures, the city grew from 255,080 inhabitants in 2009 to 299,096 in 2020. The most represented socio-professional category is “other people without professional activity” with 73,815 people, followed by retirees (43,760 people) and intermediate professions (37,675 people). In addition to farmers (125 people), the smallest category is craftsmen (7,965 people).

The number of primary residences increased between 2009 and 2020, from 128,240 to 156,459. The number of secondary residences also increased, from 5,320 in 2009 to 7,550 in 2020. On the other hand, the number of vacant dwellings remained stable at 13,101 in 2020 compared to 13,006 in 2009.
