The rise in property prices is over in Nîmes. They now reach 2,966 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Real estate in Nîmes is stable and the average price has now reached 2,966 euros per m² in September (prices displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over a month, prices have fallen by 0.6% and, over a year, they have increased by 0.3%.

On the rental side, prices are falling. Thus, the average price of a rental comes to 15.1 euros per m2. For a studio, it will cost an average of 420 euros per month and for a 3-room apartment 765 euros.

In Nîmes, the population has been growing overall in recent years. According to INSEE, the city had 147,496 inhabitants in 2020, compared to 151,075 in 2014 and 140,747 in 2009 (i.e. +4.8% since 2009). Retirees form the most represented socio-professional category (26.1% of the population aged 15 or over). Next come people without professional activity (25.9%), employees (16.2%), intermediate professions (12.2%) and workers (9.2%).

The least common socio-professional category in Nîmes is farmers (0.1% of the population), followed by artisans, traders, business leaders (3.4%) then executives and higher intellectual professions (7%).

The number of primary residences has increased significantly in recent years (70,636 in 2020, compared to 65,512 in 2009). The number of secondary residences and occasional accommodation is also increasing: there were 1,834 in 2009, and now there are 4,184. Vacant housing, on the other hand, is decreasing, from 8,330 in 2009 to 7,695 in 2020.
