A new face is emerging for this district at the terminus of metro line A in Toulouse. The City and the Metropolis have committed a heavy project, costing more than 25 million euroswhich encompasses both the restructuring of the Basso Cambo business areaand the urban renewal of the eastern area of La Reyneriesouthwest of the Pink City.
Among the stated objectives: to revitalize the commercial system of this area marked by the closure, last October, of the Casino hypermarket. It will also open up to new leisure activities. Construction should start in the first quarter of 2027. The project in pictures.
The land concerned
The protocol relating to the transfer of land was launched between the town hall of Toulouse, Toulouse Métropole, Immobilière du Groupe Casino and Immoval 8, represented by Foncière Magellan. The group formed by Bouygues Immobilier, Sporting Promotion and Greencity Immobilier will be responsible for leading the operations.
And first land of 4.3 hectaresaround Place Bouillères; as well asa second of 6.3 ha in the Reynerie east sector are concerned.
What will become of the former Géant Casino?
In detail, how the Basso Cambo trade hub will it transform? The terminus of metro line A is characterized by its aging shopping center where there is a pharmacy, a gym… As a major hub, there was the Géant Casino which definitively lowered the curtain on October 5.
A demolition/reconstruction operation of the 4,200 m² supermarket and its adjoining shopping mall is planned. Just like its service station, which is today at the heart of the site, the supermarket will be relocated.
On the parking side, a multi-storey car park will be built in order to replenish 200 free places and public.
E-gaming complex, cinema…
To replace the current shopping mall, place Edouard-Bouillèrestwo large structures will be established: a e-gaming complex of 5,000 m² dedicated to video games, as well as a multiplex cinema.
A real change for this district of Toulouse which will be able to offer more leisure activities. A project which was first imagined to be established “in Argoulets”, recalled Gaëtan Cognardneighborhood mayor, at the end of last November.
The future Basso Cambo site will be managed by Megarama and will count ten screening rooms. Movie buffs could also find a restaurant there.
700 new housing units
L'habitatthis is the other major component of this project to transform the Reynerie and Basso Cambo districts. In all, 700 new housing units will be built. In a first phase, 300 will emerge from the ground“including 150 in the Reynerie district”, detailed Gaëtan Cognard. Secondly, 420 housing units are planned, both along avenue de la Reynerie and north of rue de kyiv.
Because these future buildings will be built in place of the old Raymond-Badiou collegerue de kyiv, destroyed in 2022. Other neighboring structures will be removed: the Grand d'Indy buildingon the Jean-Wiener path, which should fall in 2026; as well as the Messager buildingrue de kyiv, which should fall in 2025. The announcement of this destruction provoked the anger of the residents.
Basso Cambo side, a 5,000 m² co-living residence will be associated with the e-gaming complex. Social housing and student accommodation are also planned.
Reintroducing green into neighborhoods
Taking advantage of this heavy work, it is planned to reintroduce greenery into this well-sealed area, particularly on Place Bouillères. In all, 13,000 m² of land must be reintroduced “to promote the return of biodiversity to the site”, explain the promoters in charge of the project.
The whole must therefore meet the promise of:
- three trees from home;
- 30% canopy in its neighborhood;
- live less than 300 meters from a park.
This great metamorphosis should enter its active phase in the first quarter of 2026.
