“We want to start construction almost after the holidays, somewhere in February,” says Jean-Sébastien Plante, partner and director of public affairs at Groupe Santé Expert.
The Jules-Verne Health Complex will rise over four floors for an area of more than 65,000 square feet. It represents an investment of more than 30 million for the developer of medical buildings.
Delivery is scheduled for summer 2026.
Located in Saint-Augustin-de-Desmaures, the L’Hêtrière Medical Center, which has around twenty family doctors, will relocate all of its activities to 1930, avenue Jules-Verne. The objective being to provide premises more adapted to today’s reality.
“This will allow them to possibly expand the team, offer more services and be more accessible. And obviously, to create synergy with other partners,” says Mr. Plante, on the phone with The Sun.
“By being located along Highway 40, we become very accessible and visible to the population. “It may be easier for customers,” he adds.
A second destination
The Jules-Verne Health Complex will be located less than two kilometers from the MAClinique Network medical center.
Indeed, a structure of more than 90,000 square feet has begun to rise from the ground. A family medicine group (GMF) will be established in the premises as soon as the doors of the Sainte-Foy Health Complex open, scheduled for fall 2025.
“We see that health care needs are increasing with the aging of the population. This will allow the Sainte-Foy, Cap-Rouge and Saint-Augustin sector to benefit from more services,” indicates the one who sees the proximity of these two sites favorably.

Whether finding tenants may prove more difficult due to the proximity to a similar project, the developer is hopeful that the building will be virtually 100% occupied.
“We already have various tenants who have confirmed the wish to move into the new premises,” confirms the partner, while emphasizing that there are still strings to tie before announcing them.
While the Hêtrière Medical Center has a history of collaborations spanning more than twenty years, Jean-Sébastien Plante is also banking on its influence and reputation to attract partners in the adventure.
For the moment, around ten premises are still available.
A series of five
“We set ourselves the objective of opening one new health complex per year for the next five years,” says Mr. Plante.
The Jules-Verne Health Complex would be the first in a series of five.
While there is no doubt that the arrival of health-focused centers is welcome in all four corners of Quebec, the company first wants to consolidate its place in Quebec. She still keeps the greater Montreal region as well as Bas-Saint-Laurent in her sights.
The Groupe Santé Expert has more than 24 years behind the tie. He is at the head of nine health complexes as well as health companies.
THE EXPERT HEALTH GROUP LEAVES MEDWAY
Groupe Santé Expert has decided to withdraw from the project launched with great fanfare with the promoter Medway in August 2023.
At the time of the first shoveling of the ground, the construction site of the Rivière-St-Charles health complex – now Medway Wil – was estimated at $75 million. The two developers aimed to build a building comprising 197 residential units, in addition to commercial spaces on Wilfrid-Hamel Boulevard, in Vanier.
The desire to go it alone in its projects got the better of this partnership.
“It is simply our wish to concentrate on projects in which we are 100% managers and promoters,” says Jean-Sébastien Plante, in order to explain this change of direction.
The latter adds that by now being the sole project manager, it becomes “easier” to establish a dynamic of collaboration with medical clinics.
According to the plans published on the Medway site, a space is still dedicated to the Pierre-Bertrand medical clinic, which must move into the new facilities.
The end of the project is scheduled for summer 2025.
