As of January 1, 2025, the rules change regarding the energy performance diagnosis (EPD). Co-ownerships of more than 200 lots are no longer the only ones concerned.

Even if a collective DPE does not replace an individual DPE, this year, it only concerned a very specific group of owners. But as our colleagues from the newspaper report Capitalfrom January 1, 2025, things change.

Collective DPE to replace individual DPE?

Since January 1, apartment owners located in co-ownerships of more than 200 lots, are required to provide a collective energy performance diagnosis. The latter must include in a document the energy consumption and greenhouse gas emissions rates of the building (and not of the accommodation in question as in the Individual DPE).

The Ministry of Ecology also recalled that the document must, in addition, identify the “energy sieves”, propose work to improve loads related to energy and finally, inform the recipient of the DPE of the “green value” of the co-ownership.

New owners affected by the collective DPE

Only here, as explained Progress, all co-ownerships of more than 50 lots must provide a DPE by January 1, 2026. The owners concerned will therefore have to start carrying them out from January 1.

Éric Houdet, founder of the company Homapi, which uses artificial intelligence to analyze the potential of a property, told our colleagues that the DPE represented a decisive step for managers, residents but also owners. And that the latter could significantly influence the value of real estate.

Owners ask for help renovating collective buildings
