This is information thatAirbnb refuses to disclose. The number of listings for housing for rent on the American platform is one well kept secret. Except for the National Collective of Permanent Residents (CNHP). Current surveys had already relied on their work to reveal to you, exclusively, the number and location of Airbnb accommodations in eight regions of France, in 2023.
The collective has just updated its data for the year 2024. Its map now includes all regions of mainland France, including Corsica. Note that Airbnb disputes the validity of these figures because they come from software data scrapinga technique which consists of extracting data from websites.

Île-de-France
Compared to the data available in 2023, this is the region which is recording the most spectacular growth. The Airbnb rental offer is more than doubled. We count 147 533 in 2024, compared to 59,078 last year. Paris follows the same trajectory: 27,971 housing units for rent in 2023; 68 422 This year. A proliferation linked to the Olympic Games: last spring, our colleagues from Monde had noted the “glut” of goods available for rental during the Olympics, leading to a drop in prices.

Loire region
Pays de la Loire shows the second highest increase in the number of rentals on Airbnb, between 2023 and 2024: + 40%. There were some 48 217 this year in the region. Including 17,415 in Vendéealmost twice as much as in 2023. Followed by Loire-Atlantique (14,877) and the Maine-et-Loire (5,867). The increase is also clear at the scale of certain cities: Nantes (2 714, + 29 %), La Baule-Escoublac (1,691, + 22%), or even Angers (1 297, + 35 %).

New Aquitaine
The region has 111 944 ads on the American platform, up 34% year-on-year. At the departmental level, the National Collective of Permanent Residents lists, in descending order, 27,791 rentals in Girondeincluding 4,040 to Bordeaux (+ 27%) and 2,318 to Arcachon (+21%); 21,622 rentals in Charente-Maritimeincluding 3,611 alone La Rochelle ; 15,382 in Landesor even 14,832 in the Pyrénées-Atlantiques.

Normandie
In 2024, Normandy will approach 40,000 homes for rent on Airbnb (39 569 precisely). That's an increase of 30% compared to last year. In the Calvados (15,461 rentals), Caen has 1,100 (+21%); Deauville896. In Seine-Maritime (10,007), there are 1,765 to Rouen (+ 21%) and 309 to Étretat (+28%). The Some completes the Normandy podium with 8,425 rentals, including 403 Cherbourg (+ 34 %).

Occitanie
With a total of 116 307the supply of Airbnb accommodation is almost three times greater than in Normandy. It increased by around 14% over one year. L'hears shows an increase of 23%, for 11,575 rentals in 2024. Haute-Garonne totals 9,597 (+ 13%), including 4,172 Toulouse (+9.5%). Far behind theHérault (30,387 listings on Airbnb), where Montpellier stands out for its almost stable number of rentals (4,127) over one year.

Auvergne-Rhône-Alpes
According to CNHP data, Auvergne-Rhône-Alpes has exceeded the milestone of 100,000 rentals on Airbnb in 2024. With 108 066 housing on the platform, the region recorded an increase of 11.5%. It is more in the departments of Rhône (10,715, + 29%) et du Puy-de-Dôme (7,997, +17.5%). On the other hand, rentals fell sharply in Savoy (14,221, – 33%). There are more than twice as many Haute-Savoie (33,896). There are also 4,313 Airbnb rentals in Lyon (+13.5%), 1,804 to Annecy and 1,119 to Clermont-Ferrand.

Provence-Alpes-Côte-d’Azur
It is in this region that the CNHP counted the most Airbnb accommodations in 2023 (137,700). This total increased further in 2024 (144 940+ 5%), even if the PACA region was overtaken by Île-de-France. THE Alpes-Maritimes (47,008 rentals), the Our (38,677) and Bouches-du-Rhône (31,655) are the three most endowed departments in the region. At the municipal level, Nice recorded a significant increase (11,678, + 72%), while Marseille (12 010) et Avignon (3,657) are experiencing stagnation in rentals.

Brittany
It is the only one of the eight aforementioned regions to have fewer Airbnb accommodations in 2024 (55 312) than in 2023 (55,600). Their number is trending downward in the Côtes-d'Armor (12,066, – 1.90%) and the Morbihan (15,949, – 3.92%), up slightly in Ille-et-Vilaine (10,678, + 3.67%) and in the Finistère (16 619, + 1,96 %). Saint-Malo has 1,994 rentals on the platform, more than Rennes1 795 ; Brest1 580 et Valves1 344.

Hauts-de-France
It is one of the five new regions analyzed by the CNHP. In 2024, the collective identifies 28 695 rented in Hauts-de-France, including 9,602 in the Pas-de-Calais9,281 in the Nord4,912 in the Somme… Among the cities, there are 2,365 in Lille1 096 au Touquet or 967 to Amiens.

Great East
This large region has 35 253 accommodations for rent on Airbnb in 2024. They are mainly located in the easternmost departments: 7,541 in the Bas-Rhin (including 2,405 to Strasbourg), 6,544 in the Haut-Rhin (1,210 to Colmar) and 5,993 in Vosges (1,192 to Gérardmer). In the Marne (4 221 locations Airbnb), Reims there are 1,866 of them.

Burgundy-Franche-Comté
According to the count of the National Collective of permanent inhabitants, these are 40 940 housing units that were rented on the American platform in 2024: 11,924 in Côte-d’Or (4,970 just Dijon), 9 961 in Saône-et-Loire7,089 in the Jura4,928 in the Doubs (dont 1 284 Besançon).

Center-Val-de-Loire
The region has 29 268 rentals on Airbnb. L'Indre-et-Loire comes first with 7,987 housing units for rent, including 1,581 for Tours. Follow the Loir-et-Cher (6 900), l’Internal (4 212), the Cher (4,091) and the Loiret (4019), where Orléans totals 1,188 rentals on the platform in 2024.

Corse
It is the smallest and least populated (355,528 inhabitants) of the 13 regions scrutinized by the CNHP. However, the Isle of Beauty is home to a large number of Airbnb accommodations, relative to its size: 21 925. Including 1,597 Ajaccio845 to Bald or 426 to Bastia.

The “anti-Airbnb” law definitively adopted
The so-called “anti-Airbnb” bill has reached the end of its (long) legislative journey. Thursday, November 7, 2024, the National Assembly definitively adopted it, after a favorable vote in the Senate on November 5.
Worn by deputies Annaïg Le Meur (Renaissance, Finistère) and Iñaki Echaniz (Socialist Party, Pyrénées-Atlantiques) since spring 2023, this text has tightened the rules for furnished tourist accommodation such as Airbnb. In particular, it plans to reduce tax benefits applicable to these rentals and offers mayors new means of action to limit supply available in their community.
“Hundreds of mayors, from Paris to Biarritz, from Annecy to Saint-Malo, are impatiently awaiting this bill,” assured the PS deputy and deputy mayor of Marseille in charge of tourism during the parliamentary debate, Laurent Lhardit.
Ban on key boxes in Marseille and Rennes, introduction of quotas by district in Saint-Malo, brake on authorizations to change the use of housing in Quimper… More and more municipalities tighten the screw to curb the proliferation of accommodation for rent on Airbnb. The number of furnished tourist accommodation has “gone from 300,000 to 1.2 million in eight years”, according to MP Iñaki Echaniz.
