Transaction of the week: announced at $3.25 million, sold for $2.8 million

Every day, hundreds of properties change hands in Quebec, most without us knowing the fine details. That was before we were interested in it… Here is the last transaction that caught our attention.

A huge villa, belonging to the president of the Aubainerie boutique chain, took more than three years and a significant price reduction before finding a buyer.

Located at 7330, place Turner, in Brossard, this luxurious residence would include no less than 31 rooms, including four bedrooms, six bathrooms and powder rooms and four garages. The kitchen is equipped with heated floors, indoor BBQ equipment, a 5 meter kitchen island and a walk-in pantry.

The house, enlarged several times, was originally built in 1980, on a plot of 1,856 square meters overlooking a roundabout, a few dozen meters from Highway 10. Triangular in shape, with a courtyard with A home hidden from view, this residence stands out from the neighborhood.

The owners, businessman Michel Croteau and his wife, Caroline Caron, purchased this residence in December 2018 for $640,000.

After carrying out work, the residence was quickly put back on sale, in the spring of 2021, for $3,250,000, five times the price paid less than three years earlier.

It took more than three years before the seller couple finally found a buyer. According to the deed of sale consulted, the latter managed to obtain it for $2,800,000, or 13.8% or $450,000 less than the price initially hoped for.

On the last assessment roll, this residence was assigned a value of $2,736,300. This was an increase of $737,500, or 36.9% from its previous valuation of $1,998,800.

Its municipal taxes amount to $11,648 in 2024. According to the deed of sale, signed before a notary on 1^is Last October, a transfer tax of $76,481, payable to the City of Brossard, was added to the purchase price for the buyer.
