Northvolt, too cramped, moves its head office to a prestigious downtown building

Due to its strong growth, Northvolt must move its head office to a new building in downtown Montreal, where it will occupy an entire 21,000 sq. ft. floor.2.

The QMI Agency has obtained a copy of the lease between the Swedish multinational and a company belonging in particular to the famous real estate developer Vincent Chiara, president of the Mach group.

According to the real estate document, Northvolt signed a three-year lease last month from 1er next July for the premises on rue McGill College, with the possibility of extension for an additional year.

The agreement also provides for the rental by Northvolt of six indoor parking spaces, including three reserved for the company.

One million dollars?

The latter did not want to reveal the amount paid annually for its new premises. However, according to sources, the rental price in this building hovers around $45 per square foot, which would equate to a rent of approximately one million dollars per year. It is a category A building, one of the most prestigious in the city.

Since its arrival in Quebec, Northvolt has occupied premises on Cathcart Street, which have become too cramped, according to the battery manufacturer.

For security reasons, we have chosen not to specify the exact location of these new offices. Remember that explosive devices – not triggered – were found at the beginning of May under machinery at the site of its future battery factory, in McMasterville and Saint-Basile-le-Grand.

Vandalism with paint was also perpetrated in the offices of the Urban Wood Development Center, in Saint-Bruno-de-Montarville, mandated by Northvolt to carry out deforestation work.

“Our spaces allow us to meet the needs of a company which is experiencing very rapid growth in the number of employees and the location allows us to be close to the design firms with which we collaborate in the design of the project,” said explained Emmanuelle Rouillard-Moreau, spokesperson for Northvolt.

Head office on the South Shore

Ultimately, the Swedish company’s objective is to permanently relocate the company’s head office to the site of its factory, in the suburbs of Montreal.

“The construction of office spaces [sur la Rive-Sud] is to come and employees will gradually integrate the site depending on the progress of the project,” said M.me Rouillard-Moreau.

The permanent head office will be located on the industrial site of the Northvolt factory, located straddling Saint-Basile-le-Grand and McMasterville, in Montérégie.

Moreover, the first employees could join the Montérégie offices this summer, “and this will be done gradually until the end of 2025 when all employees will work on site,” added the spokesperson.
