Real estate – From 60,000 euros for an apartment to 1.415 million euros for a house: here is the ranking of the most expensive municipalities

Real estate, a very important sector whose fluctuations are scrutinized by many Belgians. Between recent crises of all types and inflation, real estate prices have continued to rise, and sometimes very quickly.

In 2023, the Brussels-Capital Region was the most expensive in the country to acquire real estate, but it is in Flanders that prices have increased the most.

Median house prices continued to grow in 2023, but to a lesser extent than the previous year. In the figures published by Statbel, the Belgian statistical office, dwellings are classified into three categories: closed or semi-closed type houses (that is to say with two or three facades), so-called “open” houses. ” (i.e. four facades) and the apartments.

All figures below correspond to median house prices.

Belgium

Between 2022 and 2023

  • Median prices of terraced houses increased by 2%, to 260,000 euros.
  • Open houses increased by 2.5%, to 369,000 euros.
  • For an apartment, the median price rises to 239,000 euros, up 3.9%.

Since 2010

  • The increase in the price of terraced houses is 62.5%, going from 160,000 to 260,000 euros.
  • Open houses cost almost 54% more (53.75% exactly), going from 240,000 to 369,000 euros.
  • Apartments increased by 59.33%, their median price increasing from 150,000 to 239,000 euros.

On the graph provided by Statbel, we can see that the curve flattens slightly at the end, proof that price developments have slowed down.

These figures, however, hide strong regional disparities, with the capital the most expensive, Wallonia the least expensive and Flanders in between, but which experienced the largest price increase last year.

Thus, the median price of a terraced house is almost three times (!) more expensive in the capital than in Wallonia. In fact, the situation is as follows:

Brussels-Capital Region

Between 2022 and 2023

  • Slight increase in the median price for a terraced house amounts to 498,000 euros (+0.8%).
  • On the other hand, 2023 saw an 18.9% drop in the median price of open houses, for which it was still necessary to pay 932,500 euros.
  • In the same vein as terraced houses, the median price of apartments reached 256,500 euros (also +0.8%).

As of April 1, 2024, the average price per m² is 3,287 euros.

Wallonia

Between 2022 and 2023

  • In the south of the country, the median price of a terraced house was 176,000 euros (+0.6%).
  • For an open house, the median price is 290,000 euros. A price that has not changed.
  • The median price of apartments increased by 2.9% to reach 180,000 euros. Acquiring an apartment thus becomes more expensive than a closed or semi-closed house.

As of April 1, the average price for one m² is 1,716 euros.

Flemish region

Between 2022 and 2023

  • The median price of terraced houses increased by 4.6% to 298,120 euros.
  • That of open houses reached 410,000 euros, up 3.8%.
  • The median price of an apartment reached 245,000 euros (+4.3%).

As of April 1, you had to pay 2,441 euros for one m².
