Residential sales in the Montreal region increased by 18% in September 2024, compared to the same month last year, and by 25% in the Quebec region, according to the latest data from the Professional Association of Real Estate Brokers of Quebec (APCIQ).

The association thus indicated that there were 3,201 sales in total in September 2024 in the census metropolitan area (CMA) of Montreal, compared to 2,712 in September 2023.

“This is a level of transactional activity higher than the historical average recorded for this period of the year since the data was compiled by Centris in 2000,” underlined the APCIQ in a press release.

The median price of a single-family home in September 2024 was $590,000, an increase of 7% compared to September 2023. The median price of a condominium was $415,000 last month (+ 4% compared to September 2023). compared to last year) and that of a plex was $791,775 (+ 8%).

A craze for plexes in Quebec

The Quebec CMA also recorded a level of transactional activity higher than the historical average recorded for this period of the year since the data was compiled by Centris in 2000, according to the APCIQ.

In total, 771 residences were sold in September 2024, compared to 616 a year earlier, an increase of 25%.

The plexes were the most popular (81 sales: +33%). The median price of this type of residence reached $435,000 in September 2024 (up 17% compared to September 2023).
