During the Beaupréau-en-Mauges municipal council meeting on Thursday April 25, Alter Public presented the progress of the work carried out on the former Terrena wasteland in Villedieu-la-Blouère.
The Bois Château site in Villedieu-la-Blouère, with an area of approximately three hectares, is the subject of a development operation entrusted to Alter Public on March 3, 2022.
The demolition phase is complete. The community activity report (CRAC) produced by Alter Public traces the progress of the operation in physical and financial terms as of December 31, 2022. The forecast amount of expenses and revenues amounts to €2,743,000 to this date.
The municipal council unanimously voted for the revised forecast balance sheet as of December 31, 2023, bringing the expenses and revenues of the operation to €2,765,000. An increase of €22,000 compared to the 2022 forecast, mainly due to the costs of project management fees and studies linked to the renaturation of the watercourse, an adjustment of the demolition work with revision of the cost and a adjustment of the contingency envelope. In revenue, the municipality is counting on a subsidy of €22,000 for the renaturation of the watercourse.
Ultimately, 47 housing units will be built and distributed as follows: a collective building of 18 housing units, an intermediate block of four housing units, eight grouped houses and 17 plots in free lots of 500 m² on average, i.e. a density of 23 housing units per unit. hectare.
The start of development work is planned for October 2024.
