The last barometer of finding-un-logement-neuf.com reveals a contrasting map of the new real estate market in Île-de-France. While the average price of a three -piece now reaches € 370,000, a timid increase of 0.27 % over a year, some municipalities are experiencing more pronounced changes. Here is the list of 20 most expensive and cheapest cities in Ile-de-France.

Saint-Denis, Poissy, Colombes: the strongest decrees
In several cities of the small crown, prices have remittably backed away. Saint-Denis displays a fall of 9.92 %, followed closely by Colombes (- 9.86 %) and Poissy (- 8.33 %). These corrections, after years of continuous increase, are partly explained by interest rates and access to more complex credit. However, these municipalities, well served by transport (notably the RER E or the tram 13 in Poissy), remain attractive for long -term investors.
Other cities affected by the decline, but to a lesser extent: whores (- 3.96 %), Clamart (- 3.08 %), Saint-Ouen-sur-Seine (- 2.40 %) or Aubervilliers (- 2.14 %).
In Paris and in large crown, the increase accelerates
In contrast, some municipalities record spectacular increases. Drancy comes first with + 12.47 %, followed by Paris where the average price of three rooms takes off at € 884,400, or + 10.05 % over one year.
Other municipalities also record an increase: Stains (+ 8.06 %), L’Haÿ-les-Roses (+ 6.19 %), Bezons (+ 2.77 %) or Meaux (+ 2.70 %), often located in large crown but which serve Paris very well.
Seine-Saint-Denis, engine on the new market
The Seine-Saint-Denis department dominates the classification, with 8 out of the 20 cities analyzed. It is the most active area in new construction. This dynamic contrasts with the slowdown observed in other Ile -de -France departments, where promoters have sometimes canceled their programs due to a shortage of demand.

Unsurprisingly, Paris remains the most expensive city With an average price of € 884,400 for a T3. It is followed by Puteaux (€ 605,800) and Saint-Germain-en-Laye (€ 555,400), both combining proximity to the capital, quality of life and sustainable attractiveness.
Conversely, The most accessible prices are at Stains (€ 237,400), Drancy (€ 269,600) and Poissy (€ 266,300)cities which notably appeal to first-time buyers and investors looking for new yields.
