“No question of changing to live next door”

There is actually no question of “changing to live next door.” People preferred to wait in terms of prices and credit rates,” confirms Sophie Bertin. At the end of the year, “we had un stock ridicule of 15 announcements”, she specifies, but since the start of 2025, “we feel that it is picking up a little with requests for estimates and mandates that come in ».
The most sought after in the area is a two or three bedroom house with a small garden, “or even a large one”, and turnkey “without work”. Faced with the high rent of houses for rent, many young locals are looking in the sector for a first purchase.
“Otherwise, the credit would not go through”
Very often, it concerns a house with work to be planned. And there they come up against refusal of bankswhich today require a budget, including work. “With the costs of the building sector having increased, things are stuck…” comments Sophie Bertin, who saw herself carry out a so-called “long” sale, with a compromise signed in October 2024 for a sale which will be effective in February – March 2025.

Stop the “castle prices”
On Lanvollon, acclaimed for its centrality, its shops and services on footthe budget to be expected stretches from €200,000 to €250,000.
On the surrounding townsof €170,000 to €200,000depending on the nature of the goods. “There, I just got a house in Goudelin for €155,000 with 3 bedrooms, 500 m2 of land and immediately habitable,” informs Sophie Bertin who calls for “a return to sellers’ reason”, some of whom still have post-Covid speculation and “castle prices” in mind.

There is also no point in real estate professionals “overestimating to get a mandate.” It freezes the market. This does no favors either for the seller, who will not be able to sell, or for the buyer who is not ready to pay that price and is now comparing a lot for fear of being cheated.
The manager of Armor Côté Immobilier also notes that the properties that remain in the catalog for a long time around Lanvollon are those between €250,000 and €300,000. “Too expensive for local demand and those who have the budget are looking to get closer to the sea for the same amount.”
