From now on, housing rhymes with DPE. In just a few years, energy performance diagnostics have become essential. It influences the conditions of your real estate loan when making a purchase, but it is also a determining element for renting.

Owners can no longer escape it, and diagnosing their property has a cost. In this regard, the specialized site Kiwidiag has just made public a study on the price differences that exist between French departments. The least we can say is that in this matter, not everyone is in the same boat.

The price of DPE for houses

Firstly, the figures are based on the assumption of a house with a surface area of ​​90 to 120 m². At 1is December 2024, the average price of a DPE in reaches €202.97. Over one year, this represents more than 6% (the price was €190.97 in December 2023), i.e. a variation much higher than inflation (1.3% in November according to INSEE ).

Unsurprisingly, the average hides significant differences depending on the area, but the most expensive department is not necessarily the one you might think: it is (€264). Conversely, it is the Lot-et-Garonnais who benefit from the lowest bill (€153).

The price of DPE for apartments

As for the apartments, this time with the hypothesis of a three-room apartment, the national average reaches €180.54 in December 2024 (+ 4.82% over one year). It is still the Lot-et-Garonne department which is doing the best (€139). On the other hand, it is now in Haute- that the average price is the highest (€243).
