Facing liquidity and valuation problems for its assets, La Française REM, the leading SCPI manager on the French capitalization market, has decided to reduce subscription prices for four of its SCPIs.
Effective since January 1, these revisions, which logically follow the end-of-year real estate asset appraisal campaigns, concern the SCPI Crédit Mutuel Pierre 1, LF Grand Paris Patrimoine, Épargne Foncière, and Sélectinvest 1, reports the platform MeilleureSCPI.com.
These reductions are not negligible since they are between -14.51% for LF Grand Paris Patrimoine and -19.76% for Epargne Foncière.
The French company REM had already lowered the share price of two of its SCPIs in September 2023: Crédit Mutuel Pierre 1 (-7%) and LF Europimmo (-9.6%).
In 2024, the management company carried out a major arbitrage plan for its assets to compensate for sluggish collection, and in September reduced the price of the share of a third SCPI, LF Grand Patrimoine (-17.7%). .
In less than six months, the subscription price of the latter has fallen by more than 32%, counting among the biggest drops in the last two years.
