On the Mediterranean coast, it is quite difficult to become an owner. Prices are particularly high there, with some cities even being among the most expensive in the country. It is therefore more common to turn to looking for a rental. But here too, the path can be strewn with pitfalls, the rental stock being somewhat clogged, due to the complexity of acquiring your own home and strong demand.
So, if your plan is to come and settle in a house or apartment in the Alpes-Maritimes or the Var, our Nice-Press real estate barometer of the month of December may be useful to you.
The first point to remember is that the average rent per square meter in the main towns of this department is 16.4 euros. We are talking about Nice, Antibes, Cannes, Cagnes-sur-Mer, Grasse, Toulon, Hyères, Fréjus and La Seyne-sur-Mer. Knowing that in France, we tend to hover around 14 euros.
The Alpes-Maritimes more expensive than the Var
But strong disparities exist in the territory observed, the delta between the two localities at the extremes being 9 euros per square meter. We are talking about Cannes (21 euros) and Toulon (12 euros). Between the two, we notice a clear difference between the Maralpine department (18.4 euros) and Var (14 euros). It must be said that beyond the city of Cannes, Nice (20 euros), Antibes (19 euros) and Cagnes-sur-Mer (18 euros) increase the amounts.
Conversely, La Seyne-sur-Mer (13 euros), Hyères (15 euros) and Fréjus (16 euros) have more accessible prices. Grasse is also an exception for 06, with a lease estimated at 14 euros. It has long been known for being the cheapest large municipality in the Alpes-Maritimes.
Prices have exploded in Cannes
In addition to the cost of rent, it is interesting to see to what extent these have changed since last year. On this subject, no jealousy, since the increase is visibly everywhere.
On the other hand, it is not of the same ilk depending on your location. For example, leases have exploded by 21% in one year in Cannes, while in Toulon, this percentage is “only” 5.6%.
Among the other double-digit increases, practically all of them in reality, we highlight those of La Seyne-sur-Mer (+15.4%), Fréjus (14.6%) and Grasse (+13.2%). .
Higher inflation therefore more specifically affects municipalities with slightly lower rents. Nice (+13.2%) and Antibes (11.8%) can, however, serve as counter-arguments.
In Hyères (+9.5%), but especially in Cagnes-sur-Mer (+7.9%), the increase is real, but more measured.
