The new three-year assessment roll confirms that property values are increasing sharply in Val-d’Or.
In this new role which covers the years 2025, 2026 and 2027, the average value of a residence is now $360,990, an increase of 24.1% compared to the last role.
All categories of buildings are assessed upwards, with the greatest differences being found in buildings with three to five dwellings (26.9%) and six or more dwellings (26.5%).
Overall, the value of Val-d’Or’s real estate portfolio increases from $4.1 million to $5.1 million, an increase of 22.1%.
I admit that I took the plunge to see the figures, but we knew that the role would increase, says Mayor Céline Brindamour. We know very well that properties in Val-d’Or sell well. This seller’s market is reflected in the three-year role.
The upcoming budget
While Val-d’Or is busy preparing the budget which will be presented on December 16, Mayor Brindamour assures that the council will limit the impact of this increase in the assessment as much as possible.

As with every new role, we will make sure to work on the property tax rate to balance everything as much as possible, she explains. But it is certain that if your assessment increase exceeds 24%, your tax increase will be greater, while others will have a decrease. We work on all scenarios to make it as fair as possible, but it’s not easy.
Citizens have until April 30, 2025 to request a review of their new assessment.
