A further price increase of 2.7% on a quarterly basis suggests that pressure on the new apartment market in Flemish Brabant continues. In the other Flemish provinces, prices for new construction fell in the third quarter.
According to calculations by the real estate data platform Realo, the price per square meter in Flemish Brabant now amounts to 4,127 euros. This makes it by far the most expensive province in the country for new construction. The neighboring province, Walloon Brabant, occupies second place with a price per square meter of 3,697 euros (+ 0.3%).
In the green outskirts of Brussels, prices per square meter even exceed 5,000 euros. Tervueren is the municipality where real estate is the most expensive in the province. For a two-bedroom apartment, the reference price is 484,462 euros. Crainhem follows in second place with a price of 472,203 euros for a similar apartment. The provincial capital, Leuven, occupies fifth place. The reference price stabilizes there at 398,155 euros.
The border region with Limburg remains relatively cheap. Bekkevoort is the most affordable municipality with a reference price of 237,059 euros for a two-bedroom apartment.
Focus on the Cultura project
With this project, the real estate developer Resiterra begins a new phase of redevelopment of the Hertogensite (7 hectares) in the center of Leuven. Cultura is part of a group of buildings combining housing and shops, a new performance hall and an extension of Martin’s Klooster hotel.
The residential part includes 33 apartments offering one, two or three bedrooms and surfaces between 70 m² and 142 m², as well as a penthouse (229 m² + 55 m² terrace). In the basement, there will be 36 parking spaces and a storage space.
The architectural firm 360 Architects opted for an architecture in shaded red-brown bricks, complemented by exposed concrete elements and aluminum windows.
Around 70% of the project has already been sold. There are no more one-bedroom apartments left for sale. Prices for two and three bedrooms start at 440,000 euros. The project is scheduled for completion by mid-2026.
