How much does the field near you cost? This new official scale gives the prices of agricultural land

How much is a meadow, a vineyard or a field worth? A question asked by many French people living in the countryside or in semi-urban areas. And while half of farmers are expected to retire within the next 10 years, many of them are paying attention to the evolution of the value of their land. To help them estimate it, they can consult the indicative scale of agricultural land prices for all French departments published by the Ministry of Agriculture and regularly updated.

This table has just been updated via a publication in the Official Journal of November 19 based on data collected by Safer (Land development and rural establishment companies). The price scale can be used as a reference for exchanges between sellers and buyers of agricultural land, thus facilitating a first estimate of the cost of a hectare in a given area.

This table is not just for farmers. It also serves as an evaluation tool to determine the value of an agricultural property when calculating the wealth tax (IFI) or an inheritance. But remember that the scale is only indicative, allowing a rapid assessment of prices in each zone and department. For more precise figures, it is advisable to consult the chambers of agriculture or a notary.

The cost of one hectare can fluctuate between simple and triple depending on the agricultural regions in . Prices for agricultural land are therefore organized by regions, departments and agricultural zones. For example, in Allier (department 03), the agricultural areas mentioned include Bocage Bourbonnais, Val d’Allier, Montagne and Combraille Bourbonnaise, as well as Sologne Bourbonnaise.

The scale applies to unbuilt plots, whether rented or free, including vineyards. In the event of sale, this land must retain its agricultural use. The reference price is the one frequently observed or evaluated. The table also presents the minimum and maximum prices recorded during the year. The amounts indicated concern the price per hectare in current euros, excluding taxes and notary fees. This scale is divided into four sections:

  • the rates for land without a lease or with a lease terminated in the deed of sale, with an area of ​​at least 70 ares (table 1);
  • the prices of land rented, totally or partially, with an area of ​​at least a threshold adapted to the specificities of each department, less than 70 ares (table 2);
  • the prices of land for sale in the overseas departments (table 3);
  • the prices of vines for sale (table 4).

The downloadable scale above takes into account the average market value of agricultural land observed in 2023. Its next update will take place during the summer of 2025, with new data obtained from the figures observed in 2024.
