, Hyères, Fréjus, La Seyne, … How prices have risen in 10 years, for the purchase of an apartment

How have property prices evolved in the over the past 10 years? With the data provided by the specialist Meilleurs Agents, we can get an idea of the surge in prices charged.

In recent years, the Mediterranean shore has become an even more popular area than it already was. The health crisis has accelerated things, and today, like other areas by the sea, settling on the Var coast is immensely more expensive than inland. Prices have certainly stabilized over the past year, particularly for apartments, but before that, they had experienced a long period of increase.

It is therefore interesting to observe how prices have changed over the last decade, or even further. Thanks to the Meilleurs Agents comparative tool, it is possible to go back ten years to see that a huge difference has been created over the years.

+40% in places

In , for example, the main Var city, a house is now worth on average 41.2% more than in 2014. Same observation in its neighbor, La Seyne-sur-Mer (also +41.2%), as well as than in Hyères (+40.9%). The increase is also very impressive, although less pronounced, in (+32.6%) and Fréjus (+21.7%).

Regarding collective housing, growth is generally less brutal. This is mainly due, as we explained, to a rather downward trend in recent months for this type of property. On the Toulon side, the amounts have been falling continuously for two years (-4.2%). As a result, the progression over the past decade is “only” 16.5%.

The increase is often less for apartments

Which is very little compared to the +33.2% in La Seyne-sur-Mer, extremely attractive due to its immediate proximity to the capital of the department. Everywhere else, prices have increased less, but their upward curve nonetheless remains very marked, like Hyères (+19.4%), Draguignan (+22.3%) and Fréjus (+22. 7%).

For Toulon, it is even possible to get an idea of the increase in the price of stone until the beginning of the 2000s. If between 2010 and 2015, there was no change, we note that in 25 years, apartments have experienced a revaluation of around 220%, mainly due to a meteoric rise between 2003 and 2006.

And if we come back to 2024, know that the least expensive locality in the Var, all types of housing combined, among the five studied here, is none other than Draguignan (from 2,292 to 3,360 euros per square meter). She is ahead Toulon (between 3,150 and 4,550 euros) and La Seyne-sur-Mer (from 3,004 to 4,596 euros).

The average price of an apartment in the major cities of Var

  • Toulon : €3,077 on average, with prices from €1,952 to €4,329 for an apartment
  • La Seyne-sur-mer : €3,593 on average, from €2,695 to €5,390
  • Hyères : €4,541, from €3,100 to €6,450
  • Frejus : €4,571, from €3,428 to €6,857
