It is rare for a real estate project to be more green than gray. However, in the case of the latest site designed by the Codic group, south of Luxembourg city, there is a lot of talk about nature.
In June 2025, the district Cloche d’or will see its opening first hotel. Rue Gerhard Mercator, this B&B will have 150 rooms. But the establishment already knows that it will have competition nearby. In fact, two years later, a second establishment hotel should also welcome occupants. This will be one of the services offered in the brand new real estate complex Botany whose construction site has just started a few hectometers from the shopping mall and the Stade de Luxembourg.
A rather rare fact, it is by planting a tree that this project 8 buildings of offices has just been started. A cypress around thirty years old rooted upstream of the installation of the initial agglomeration to sign the “environmental dimension” that the group Codic wanted to give this investment 550 million euros.
So, before even talking about the 53,000 m² ofworkspaces offered tomorrow to businesses, 3,200 m² of stores (catering included), 390 locations parking or theauditorium of almost 600 m², Vincent Beck, the director of Codic, prefers to talk about parc and the body of water expected at the foot of the towers.
It is true that 2,1 hectares were thus reserved for nature in this project. At the price of the building land, the gift has value… But the architectural firms selected (????????GET OUT????????Tetra Kayser Associates et ????????JNC International) thus estimated that the post-Covid project should offer this opening to the great outdoors, greenery, and the rhythm of the seasons. A “going green” which could constitute a well-being advantage at work for those who will be employed in these places.
Where, once, the logistics site Titanium was implanted, will therefore push 170 plant speciesto offer this green lung to 4,500 men and women who will occupy the premises in the future. And the future begins 1st quarter 2027 for the site nestled between route d'Esch and rue Guillaume Kroll. This date corresponds to the delivery of 2 buildings (including thehôtel Thus than a nursery). The completion of the entire lot is envisaged by 2030.
By then, 2,400 m² of solar panels will have been installed on the roof. And a sign that “eco” has indeed been put at the heart of this project, the companies selected by Codic will have to follow a referral program signed by LIST. Thus, the experts of Luxembourg Institute of science & technology have defined actions aimed at optimizing site logistics, with the aim of reduce carbon emissions related to the construction of buildings.
