In today's Olympic Games, town planning is in the spotlight

Reading this morning's Official Journal is full of news for anyone interested in town planning law.

Indeed, the law was first published (promulgated under the Rio de Janeiro sun…) aimed at regulating the practice of short-term furnished rentals (in short, Airbnb type rentals), which gives municipalities several prerogatives to regulate this activity.

Among these tools, there is in particular the possibility (but under certain conditions) of establishing in the PLU sectors where new housing constructions must only be allocated to the exclusive use of main residence (which amounts to prohibiting the rental of properties there). short term), the mechanism being accompanied by particularly dissuasive financial sanctions in the event of non-compliance with the PLU on this point.

A few lines further down, the Official Journal also contains a decree of November 18, 2024 which makes it compulsory from January 1, 2025 the dematerialization of the submission of applications for urban planning authorization from legal entities in municipalities with more than 3,500 inhabitants,

The same decree also organizes the possibility of implementing a development permit in successive installments, the holder of which may then be authorized to transfer the lots as they are completed.
