House or apartment when retirement arrives? We take stock of real estate prices in Eure-et-Loir

An apartment in a city center with an elevator or a single-storey house on the outskirts: this is the most common request from people preparing for retirement. These properties are present in Eure-et-Loir, at affordable prices.

At the time of retirement, buyers tend to move closer to city centers. Once the children have left, buyers seek to replace their overly large family home, often on several floors and with too large a plot of land, with a more functional home, on one level and close to shops.

Apartments with elevator

An apartment in the heart of the city can meet this demand, as long as it is equipped with an elevator, which is not the most common case. This type of property can be found in the three main towns of the department: , , and to a lesser extent, Châteaudun.

Prices starting from €1,800/m²

In Dreux, where the price per average square meter is below €1,800 (€1,790 according to the site seloger.com in September 2024), you can find what you're looking for from €200,000. In Chartres, you will have to count on around €250,000 for a good location in the city center. Properties offering the best services can even go significantly higher. Witness this four-room apartment of 113 m², in a secure luxury residence, equipped with a terrace, a cellar and a box, offered just under €400,000.

A single storey house

But many senior buyers prefer to opt for a detached house. Which must, then, be built on one level or, at a minimum, have a master suite (bedroom and bathroom) on the ground floor. These goods are distributed much more equitably in the department, but prices can experience significant fluctuations.

In Chartres

For a house of this type offering comfortable services near the city center of Chartres, you need to count on at least €250,000. There are also very nice houses in the city center that can satisfy this clientele, but they are priced much higher. We can easily approach the psychological ceiling of this market which is below a million euros.

In Maintenon and Dreux

On the Maintenon side and all along the north-eastern side of the department, sales prices are often at high levels. Larger and offering more land, the houses are often negotiated between 250 and 300,000 €. The proximity to the region, combined with the quality of life in the area, drives up prices. In Dreux, the equation is quite similar.

In Chateaudun

You have to go to the south of the department, near Châteaudun for example, to find beautiful single-storey houses under €150,000. We see equivalent price levels, although with a slight premium, in the west of the department, near Nogent-le-Rotrou for example.

What is the demand from retirees in Dreux?
Often these clients request a house in the city center. But they also want at least one bedroom and one bathroom on the ground floor and immediate proximity to shops. Meeting all these criteria is very difficult, if not impossible. Many are resorting to apartments.

Is this an easier type of property to find?
In the town center of Dreux, it is possible to find three or four room apartments, in residences from the 70s or 80s which are equipped with an elevator. This is obviously a major criterion. Very often, newer residences are further from the city center. However, retirees really want to have access to all the shops and various services on foot.

What are the budgets for these types of properties?
For an apartment of this type, it will generally be between €200,000 and €250,000. Those who agree to move away a little to buy a house on one level or with a bedroom on the ground floor must plan a slightly higher budget, frequently between €300,000 and €350,000. But these are often buyers who are leaving a beautiful family home once the children have left and who have the necessary budget.
