Botanica, a new milestone at the Cloche d’Or

In December 2022, Codic acquired from Nextensa the former industrial and logistics site previously occupied by Comptoirs des fers et metals. In order to design this project, located between the fields and the old Cloche d'Or district, an architectural competition was organized. It was the group made up of SCAU and Tetra Kayser Associés, with the landscape architects of JNC International, which was chosen to design the eight buildings and the park. At the same time, demolition and earthworks could begin in 2024 in order to launch construction work.

Botanica represents 53,000m² offices and around 4,500 people are expected on the site every day. Priority is given to the creation of a workspace ensuring the well-being of the occupants, collaboration and proximity to nature. The hotel concept is that of a 4* Appart Hotel. There you will also find restaurants, a gym, a nursery and local shops. At the heart of this new complex, green spaces occupy an important place. They are developed according to a comb organization, the buildings fitting into the gaps left by the landscaped spaces. To create this park, which will also be decorated with a body of water, Codic is reintegrating open land into this plot. In this way, the project offers an increase in biodiversity and responds to the ambitions of creating mixed, greener neighborhoods, developing islands of freshness which make it possible to regulate the microclimate in an urban environment.

To improve the eco-design of the project, a partnership is initiated with List. It is developed on two axes: the first is to work on the optimization of site logistics in order to reduce the impacts of carbon emissions associated with construction; the second is to increase the use of materials from the deconstruction of the old buildings on the site. Note that the project has a materials passport which allows the materials used to be inventoried and traced, with the aim of a circular economy.

On the energy aspect, 2,400m² photovoltaic panels are planned on the roof, allowing electricity production for the site. Heating will be provided by the urban network. The buildings will benefit from smart building management in order to optimize the use of energy. The construction is planned with a low-carbon mixed wood-concrete structure.

Delivery of the project is planned in several phases, with the first scheduled for the first quarter of 2027. It will include two office buildings, the hotel, an auditorium, the crèche and two restaurants. Phase 2 is planned for 2028 and phase 3 for 2030. Several certifications are planned (Breeam, Well, Biodiversity, Carbon Footprint). Finally, let us remember that Codic is also the developer of the Royal-Hamilius project in Luxembourg, Altitude in Leudelange and even Espace Kennedy, The Square and K2 in Kirchberg.
