Up 1.1% year-on-year as of November 1, 2024, the sale price of apartments is slowly climbing back up in one of the most expensive neighborhoods in Paris. €15,075 is the average price per m2 for an apartment, which can then be rented around €37.3/m2. It will still be necessary to count more in Odéon and Saint-Germain-des-Prés, where prices reach 16,096 and 16,895 €/m respectively2.

A safe bet, the VIe appeals to families and foreigners looking for a pied-à-terre. But if it remains the most expensive district of Paris, at 14,800 euros per m2 on average according to MeilleursAgents, it is not spared by the drop in prices. Near Vavin, on the edge of the XIVerue Notre-Dame-des-Champs, a young couple with a child negotiated 1.15 million euros for a 4-room apartment of 80 m2to be refreshed, at 2e floor of a beautiful old building (14,300 euros per m2). “Two years ago, the owners would not have lowered it, and it would have sold for at least 100,000 euros more”observes Carole de Vellou, by Daniel Féau. At the slightest defect, transactions lengthen, except for exceptional properties, in excellent condition, on the banks of the Seine, near Saint-Germain or Saint-Sulpice… “On condition of not exceeding 25,000 euros per m²”, nuance David Muller, de Villaret. Quai des Grands-Augustins, a 3-room apartment of 67 m², to be refreshed, in an 18th century buildingehas just been sold for 950,000 euros. Prices fell further at the limit of the XIVe arrondissement.
